When selling a home in Monmouth County, one of the final steps before closing is passing the Certificate of Occupancy (C.O.) inspection.
Many closings get delayed because of small repair issues that must be corrected before the certificate is issued.
At Housewell, we regularly help homeowners and realtors resolve these items quickly.
Here are the three most common C.O. failures we see.
1. Missing GFCI Outlets
GFCI outlets are required in locations where water is present, including:
• kitchens• bathrooms• garages• exterior outlets
If these safety outlets are missing or outdated, the property may fail the C.O. inspection.
Fortunately, installing GFCI protection is usually a quick electrical upgrade.
2. Improper Sink Drains (Slinky Drains)
Flexible “accordion” or slinky style sink drains are commonly installed by homeowners but typically do not meet plumbing standards.
Inspectors often require these to be replaced with proper solid PVC drain piping.
This is a simple plumbing fix but must be corrected before a certificate is issued.
3. Smoke and Carbon Monoxide Detectors
Working smoke alarms and carbon monoxide detectors are required for most C.O. inspections.
Common issues include:
• missing detectors• dead batteries• outdated units• incorrect placement
These safety devices must be installed properly before the property can pass inspection.
